Why this check

Most first home buyers never find out what they actually qualify for.

Government schemes, price caps, income limits, stamp duty exemptions and borrowing power are spread across state and federal rules — and they change every year. This one calculator pulls them all together: which scheme you qualify for, your maximum purchasing capacity, an affordability check and your stamp duty bill, in a single result.

01

Scheme eligibility — sorted for you

Help to Buy (2% deposit, up to 40% shared equity), the First Home Guarantee (5% deposit, $0 LMI) or standard lending — the calculator works out which you qualify for against your income, citizenship, savings, state caps and property type.

02

Your maximum purchasing capacity

Not just how much a bank will lend — but your true max purchase price after upfront costs, stamp duty, fees and the scheme structure, stress-tested at the APRA serviceability buffer so the number is realistic.

03

Stamp duty & affordability in one

Your estimated monthly repayment and your exact state stamp duty — including NSW & VIC first-home exemptions and the $0–$10k+ grants you'd otherwise miss. Most buyers leave thousands on the table.

04

The only one of its type in Australia

There is no other calculator that combines scheme qualification, max buying power, affordability and stamp duty for every state and territory. Use it, then let a broker turn the result into a pre-approval.

The fine print we insist you read

  • This is an estimate, not a quote, approval or financial advice. A broker confirms the real numbers against current lender criteria.
  • Scheme eligibility depends on federal & state rules that change annually — income caps, price caps and property types all apply.
  • Your home secures the loan; borrowing above 80% LVR may require Lenders Mortgage Insurance or a specialist lender.
  • Help to Buy means the government co-owns part of your home — a broker explains the trade-offs before you choose.

First, who's buying?

This decides which schemes and income caps you're assessed against. We only need ballparks.

This helps us prioritise your pre-approval — and nothing here affects your credit score.

Your income & how much you've saved

Lenders assess on gross income, your living costs and liabilities. Ballparks are fine — nothing here touches your credit score.

Scheme price caps and stamp duty differ by state and zone. Best guess is fine.

FAQ

First home buying, answered honestly.

Four things in one result: which government scheme you qualify for (Help to Buy / First Home Guarantee / standard lending), your maximum purchasing capacity, an affordability check (monthly repayment), and your state stamp duty. It's the only calculator in Australia that combines all four.

No. This quick check is purely a calculation on the numbers you type in — no credit enquiry, no impact on your score. A formal pre-approval later does trigger a credit check, which can have a small, temporary effect. We minimise that by only applying when you're ready.

Help to Buy lets you in with a 2% deposit while the government co-owns 30–40% of your home (which you can buy back later). The First Home Guarantee needs a 5% deposit, waives LMI, but you own 100%. The check works out which one you qualify for — and if you're eligible for both, you can compare them side by side.

Often not — but it depends on your state and purchase price. NSW exempts first homes up to $800,000 (with concessions up to $1m), and Victoria fully exempts up to $600,000. The calculator computes your exact stamp duty (and flags "$0" when you're exempt) for every state and territory.

Income and household details are how every scheme and lender assesses eligibility — they let us tell you up front what you truly qualify for, rather than guessing. Contact details let us send your results and get your pre-approval started. Nothing is shared, ever.

Our service is free to you — the broker is paid by the lender at settlement. There can be third-party costs (like valuation or LMI in some cases), which we itemise before you commit to anything. No surprises, ever.

Run the check today, get your pre-approval started — a pre-approval takes about 2–7 days on average, depending on the lender. Once approved, you're ready to offer on the right property the moment it comes up.
